Declutter – The first impression a buyer has of your home will usually have an impact on how high they will go on the offer price. Each room should look clean and decluttered.
Identify repairs and make a plan – If buyers see too many items that need repairing they will try to use these as bargaining chips. Go through your home and try to repair as many things as possible such as unclogging slow drains, patching a hole in drywall, fixing a toilet handle, and making sure all appliances are working.
Depersonalize your home – The goal is to have the buyer fall in love with your house, picturing themselves living there and imaging their belongings inside. Neutralizing the space by removing items such as family photos, religious symbols, etc will help to depersonalize the home.
Paint – A fresh coat of paint can give a home a whole new look. Painting before selling is relatively inexpensive when you consider the higher price it will sell for. Painting will add a clean feeling and usually make it brighter. Many buyers are looking for that clean and bright look.
Curb Appeal – Cut back trees and shrubs. Trees and shrubs should accent and enhance your house, not hide it. Manicure the lawn by keeping it freshly mowed, trimmed and edged. Make your exterior sparkle with a pressure wash.
